10 STEP PROCESS

We begin the process by inviting you to a design brief meeting which helps us understand what is important to you and the type of home you would like to build. We will discuss your wish list- what you would like to have in home, your desired style- whether that be open plan, split level, etc., and the lifestyle that you would like to achieve with your new home. We will also discuss how we can incorporate solar passive design to improve your homes footprint on the surrounding natural environment and the more detailed aspects such as the number of bedrooms, desired colour selections and most importantly how we can suit these to your budget.

During this process we conduct a site analysis to get an understanding of your block and the construction methods required to build your home E.g.-sloping block, bushfire prone areas, development guidelines etc. Based on this information we will offer ideas and suggestions on the type and style of home that will best suit your block, budget, and lifestyle. We collaborate with a local custom design architects to create a sketch design and a 3D render which allows you to see your proposed home come to life as well as a construction estimate which give you an idea of the costs involved.

In order for us to provide you with an accurate cost proposal for your new home (a fixed price tender), we will need to create working drawings so we can quote every bit of detail within your home. Our working drawings are distributed to all our consultants e.g. Engineers, Geotech, bushfire consultants, etc., as well as our major suppliers. This process uses external consultants who charge for their services.
We will provide you with a Preliminary Agreement cost schedule for these services and upon payment we will commence the Tender process. You will visit our major suppliers to discuss your new home in detail they will send your selection and quotes to us for inclusion in our tender. This is one of the most exciting and fun steps of building your new Crighton home! Our team will walk you through the process, assisting you to choose your interior and exterior colours, fixtures and finishes required to reflect your unique needs and lifestyle. -
Once we have created your detailed drawings and your selections have been completed this will allow us to provide you with a fixed price tender for the construction of your new home. If you have already had your plans prepared externally, we can also offer you a proposal to complete your project and assist you with council approval if required. Once we have all this information, we will then present to you a fixed price tender to build your home. This document can also be given to your bank to assist with finance approval.

Once you have accepted your fixed price tender, we’re ready to go! Our team will prepare everything that is required for your council submission including; BASIX Certificate, Statement of Environmental Effects, etc. We will also discuss with you how the Development Application (DA) process works and what will be involved in the building workflow to create your new home. The DA & CC will be submitted to council and can take roughly 6 weeks, subject to council conditions and requirements. Upon DA approval, we will lodge the CC application, this can take up to 2 weeks, subject to DA conditions.

This is the step where you can start to see your vision coming to life. For your peace of mind, a collation of all your documents, colour Sections Investment Summary, etc., outlining every detail of your home and the costs involved. This forms part of your HIA building contract, along with all of the necessary insurances and personal requests. Your tender will also be included in this document.

Let’s get underway. You are ready to go and all we need now is a deposit of 5% of the total contract value and payment of HBCF Insurance. Payment for this insurance is to be made by the owner and is outside of the contract price.

Once you have paid your deposit and we have final approval from your finance provider and the necessary approvals back from council we will then lock in yourconstruction start date and prepare a construction schedule which outlines your build time frames.

Your new home is underway! We will keep you updated throughout the build process with regular photos and updates on how your new home is progressing. We believe that client communication is one of the most important aspects of the building process and invite you to take a collaborative approach with us- it’s a very exciting time!

Your new home has now been built! At Practical Completion, you will be invited to attend a final walk-through inspection of your home with your Project Manager. From here you will receive your keys and start the next phase of life in a custom built Crighton Home.
